Who is 31 Apartments?
31 is a holiday rental and investment company with years of experience offering quality accommodation in Malaga and the costa del sol. We own our own properties in the historical district of Malaga city but also manage properties of home owners throughout Malaga and the Costa. We can provide most guests the exact type of self-catered apartments that they need, from a cosy apartment for a short city break to a luxury penthouse for a beach holiday. We also provide home owners and investors premium service regarding property management and highest ROI on there investments.

Why rent an holiday apartment instead of a hotel room?
Its simple more space, more comfort and less money. Self-catering apartments provide facilities to prepare your own holiday or city break. You will be able to prepare your own meals, wash you landry so you can pack light, relax in the living room and so on. 31 apartments offers the additional (hotel) service if requested such as extra towels, extra cleaning, breakfast or airport transfer. Please contact us in advance for a quote and we will ensure all the arrangements can be made for your special holiday.

Can you arrange a transport from/to the airport?
Yes. We can arrange for a private chauffeur to meet you at the airport at your gate. The chauffeur will be waiting for you. Our chauffeur will be wearing 31 clothing and signs with your name.. Please email us at info@31apartments.com for more information and a quote.

Do your apartments have parking facilities?
Yes. Please contact us as early as possible to secure a space as it is subject to availability and higher seasons can sell out quickly. We have several parking options in the city for €15 per day.

Why do you need a copy of my ID and passport number?
We need your passport (or national ID card) for several reasons. For us to properly invoice, we would need a means of identifying you so a passport number or valid ID card number is required. Also as a legal requirement for holiday rentals in Andalusia, your passport details need to be registered with the Police.

Do you keep a security deposit?
Yes we do. Depending on the property, the security deposit is held by credit card or paid in cash upon arrival. In case the deposit is held by credit card, we do not actually charge anything to your credit card unless there is damage to the property. In case the deposit is payable in cash, the amount paid will be refunded in full at the time of check out provided the apartment inspection reveals no damage to either the apartment or its contents. The amount of the security deposit varies with each property, it is usually between €100 and €300.

Is checking out cleaning included in the price?
We go for transparancy. All of the apartments in our portfolio are thoroughly cleaned by a professional team before and after each guest. The cleaning cost is shown separately from the accommodation price so you can see which amount of your booking goes towards the accommodation itself and which part goes towards cleaning.

Do you have a cancellation policy?
The following cancellation fees will apply:

  • More than 30 days before arrival date: loss of the booking fee
  • 29 to 14 days before arrival date: 50% of the total rental price
  • 14 days or less before arrival: 100% of the total rental price

Cancellations must be communicated in writing to info@31apartments.com. If you reserved your apartment through a third party provider (e.g. Airbnb, Booking.com, spain-homes, HomeAway), please note that you will be bound by the terms and conditions of that third party provider both in terms of payment, change of reservation and cancellation.

My flight is delayed or late, can I check in late?
We can arrange a personal check in at any time of the day. Please note that late check ins after 21.00 o ‘clock have a fee of €35 to pay cash upon arrival. Bear in mind that in every 31 apartment you can check in by yourself using the check in guidelines send with your reservation

Would 31 Apartments be able to manage my property?
Yes, we have a couple of main criteria to manage your property

  • Our main focus is in Malaga City Centre. Upon request we manage properties around the Costa del Sol.
  • We advise all our property owners to create a holiday rental with an unique experience. So in case your property needs a renovation we offer our designer and craftsman to create an amazing tailor made home

Which fee or commission does 31 Apartments calculates for there services?
We apply our commission on the net income, and not on the gross income as many management companies do. The net income corresponds to the gross income minus platform fees (Airbnb, Booking.com, etc.) and cleaning fees.

What kind of agreements I have with 31 Apartments?
We offer contracts without permanency so you can terminate the contract at any time.
